Inception
Establishing the brief, initial budget parameters and feasibility of the project.
We work with the client and design team from day one to test the brief against budget, prepare an order-of-cost estimate, and confirm the project is viable before design work begins.
Concept & Viability
Testing design options against budget with early cost plans and optioneering.
As concept designs take shape, we prepare comparative cost estimates across design options, helping the client choose a direction with confidence before committing to detailed design.
Design Development
Elemental cost planning that tracks the design as it's developed and refined.
We issue updated elemental cost plans at each design milestone, flagging cost risk early and keeping the evolving design aligned with the approved budget.
Documentation & Procurement
Bills of quantities, tender documentation and procurement strategy.
We prepare fully measured bills of quantities, advise on the most suitable procurement route and contract form, and manage the tender process through to appointment.
Construction
Contract administration, valuations and cost control on site.
Through construction, we administer the contract, assess interim valuations and variations, and report on cost against budget so there are no surprises at completion.
Close Out
Final accounts, close-out reporting and defects-period cost management.
We finalise the account with the contractor, prepare a close-out cost report for the client, and manage any cost matters arising during the defects liability period.

Whole-life cost and embodied carbon reporting, so sustainability decisions are backed by real figures.
Drawing on dedicated experience in carbon-costed quantity surveying, we quantify the embodied carbon of material and design choices alongside their whole-life cost, so sustainability targets are backed by real figures rather than assumptions.
BIM & BIM-based measurement
Quantity take-off and cost planning directly from federated BIM models.
We've measured and estimated directly from fully federated 3D BIM models, including a European automotive manufacturing plant and a Vision 2030 giga-project in Saudi Arabia — extracting quantities straight from the model for faster, more accurate cost planning.
Encroachment cost estimating
Independent cost estimates for structures encroaching over a boundary line.
Where a building or structure crosses over a property boundary, we prepare an independent cost estimate of the encroaching portion — commonly required for encroachment applications, servitude negotiations, or title rectification processes.
Bank funding / bank fund monitoring
Independent progress verification for banks and financiers releasing funds against construction milestones.
Acting on behalf of a project's financier, we carry out site inspections and verify construction progress and cost claims ahead of each drawdown, giving the bank independent assurance that funds released match the work actually completed on site.
Builder's BOQ / Bill of Materials
Measure-and-price BOQs and material take-offs prepared for main contractors and builders.
Working directly for main contractors, we prepare detailed measure-and-price Bills of Quantities and Bills of Materials from working drawings — giving builders an accurate, itemised basis for pricing, ordering and cost control on site.
Insurance Claim Cost Estimating
Independent cost estimates for building damage, prepared to support insurance claims and repair quotes.
We assess and cost storm, fire, water and structural damage to buildings, giving property owners and insurers a clear, itemised and defensible cost estimate to support repair quotations and claim settlements.
